Furnishing is not just a pricing decision. It changes who the room suits, how quickly someone can move in, what the listing must show and what the landlord needs to maintain.

When a furnished room makes sense

Furnished rooms are especially useful for students, interns, researchers, project workers and newcomers who arrive without household furniture. The offer is strongest when it is genuinely move-in ready rather than merely containing an old bed.

A practical furnished-room baseline includes:

  • A bed with a clean, usable mattress
  • Wardrobe, drawers or another realistic storage solution
  • Desk and supportive chair
  • Working ceiling or task lighting
  • Curtains, blinds or shutters where appropriate
  • Access to an equipped kitchen and normal shared facilities

Photograph every included item and describe its condition. If bedding, towels or cleaning are included, say so explicitly rather than letting applicants guess.

When unfurnished may be better

An unfurnished room can suit established Basel residents or people planning a longer stay who already own furniture. It reduces the initial furnishing investment and the need to replace damaged items. However, the room may appeal to a smaller group of international or short-notice movers.

Pricing the difference

RumyFi’s current indicative method calculates an unfurnished room CHF 200 below the furnished range for the same size band. You can compare both scenarios in the Basel WG room rent estimator. This is a transparent modelling choice, not a promise that every piece of furniture adds the same market value.

Do not price furniture by purchase cost alone. Tenants value convenience, condition and completeness. A coherent setup can strengthen the offer, while worn or mismatched items may not.

Think about maintenance before publication

Create a simple inventory with photos and note the condition of supplied items. Decide who replaces light bulbs, how damage is reported and what normal wear looks like. The rental agreement and handover record should match the actual room.

Show the choice clearly in the listing

Use exact wording: fully furnished, partly furnished or unfurnished. List the major items and avoid staging furniture that will not remain. Add the full monthly cost and included utilities using the WG room costs guide.

The best choice is the one that matches the likely tenant, rental duration and room. Once decided, estimate the monthly rent and then create the room listing with an accurate inventory.
