Renting in Switzerland as an International Tenant

Understand the documents, insurance and practical steps that make renting a room in Switzerland easier when you are new to the country.

Renting in Switzerland as an International Tenant

A simple starting point for newcomers

Moving to Switzerland for a semester, a new job or a personal chapter is exciting, but the rental process can feel unfamiliar. The good news is that preparation makes it much easier. A furnished room is often a practical first home while you learn the city and organise your longer-term plans.

Know the usual documents

Hosts commonly want to understand who will live in the home and whether the rent can be paid reliably. Depending on the listing, you may be asked for a passport or identity document, an employment contract, university enrolment, proof of income, a residence permit or a guarantor. Requirements vary, so ask the host which documents are actually needed.

Plan for liability insurance

Personal liability insurance, known in Switzerland as Privathaftpflichtversicherung, is often required or strongly recommended. It can cover accidental damage to the rented room or shared home. Check the policy requirements before moving in and keep the confirmation available for the application.

Understand the costs

Swiss listings may include a security deposit, monthly additional costs and separate services. Ask what is included in the advertised rent and whether utilities, internet, cleaning or furniture are included. Compare the monthly total rather than looking only at the headline price.

Keep communication clear

Introduce yourself in a few sentences and include your move-in date, expected stay and reason for moving. If your documents are still being processed, say so clearly and explain when they will be available. Never send sensitive documents to an unverified contact and avoid sharing more personal information than the application requires.

Set up your first weeks

After securing a room, organise your address registration, health insurance and Swiss bank or payment arrangements as soon as possible. Keep your signed rental agreement, inventory and payment records together. A clear folder saves time when you need to register, extend your stay or move on.
